Nationwide Title Agency has been part of the local community’s growth since 1991. In order to determine the status of title, Nationwide Title Agency conducts a diligent search of the public records for those documents associated with the property. There are dozens of ways in which the title to – and ownership of – a property can be jeopardized. Insurance such as a car, life, health, etc., protects against potential future events and is paid for with monthly or annual premiums. These might include reviewing the contract or closing instructions, depositing loan funds, paying off prior mortgages, coordinating property inspections, preparing HUD-1 settlement statements, among many others. Matters that are discovered in the search can be excepted, resolved or extinguished prior to the closing of the transaction. We also are members of the Florida Land Title Association and the American Land Title Association and continue to educate ourselves through numerous programs.
In addition, you are protected against any loss or damage resulting from recorded defects, liens or encumbrances that are within the scope of coverage of the particular policy issued in the transaction. The title insurance process helps reduce the likelihood that title issues will arise, and the policies subsequently issued help protect against loss when a buyer’s ownership rights are challenged. One out of three searches turns up title issues that can affect a buyer’s property ownership rights.
